Dubai’s premium residential market entered autumn with unmistakable vigour. Prime property sales rose 25.4% from September, with 291 transactions recorded through October, whilst the total value of prime residential sales climbed 20.7% month on month. Across the wider residential landscape, transaction volume increased 4.4%, reflecting a market that continues to attract both established collectors and newly converted residents to the emirate’s most coveted addresses.

The broader market painted a similarly encouraging picture. All registered transactions through October reached AED 52.77 billion in value, up 4.4% from the previous month, whilst total transaction volume across all categories rose 6.1% to 17,299 sales. Off plan properties accounted for nearly two thirds of all residential sales, signalling buyer appetite for emerging developments and the confidence that accompanies forward purchasing decisions.

Notable movements in premier enclaves
Within this momentum, three neighbourhoods commanded particular attention. Dubai Hills Estate attracted discerning purchasers seeking established prestige alongside contemporary amenity. The World Islands continued to draw those pursuing exclusivity and bespoke waterfront living. Palm Jumeirah maintained its position as the emirate’s most recognisable address for palatial residences, each transaction reflecting the enduring allure of trophy properties positioned along its distinctive fronds.

Christie’s International Real Estate Dubai’s October market review underscores the resilience and longer term growth potential embedded within Dubai’s residential sector, where new construction and established neighbourhoods alike continue to secure the confidence of international high net worth purchasers. The market data reflects the strategic positioning of premium properties across the emirate’s most established and emerging locations.
