ONE HANAZONO VILLAS BRINGS A NEW VISION OF ALPINE LIVING TO NISEKO

In Niseko, where powder snow and dramatic mountain scenery have transformed Hokkaido into an international alpine destination, PCPD and Hyatt are introducing ONE HANAZONO VILLAS. The limited collection of 13 private residences combines Kengo Kuma’s architecture, André Fu’s interiors and Park Hyatt service in a distinctly residential interpretation of mountain living.

Niseko has become known internationally for its extraordinary winter landscape, but its appeal increasingly extends beyond the ski season. Against this four-season setting, Pacific Century Premium Developments Limited (PCPD) and Hyatt have announced ONE HANAZONO VILLAS, a collection of 13 private residences planned within the Hanazono area of Niseko, Hokkaido.

The development will mark the first Park Hyatt-branded villas in Japan, extending the relationship between PCPD and Hyatt that began with Park Hyatt Niseko Hanazono and its associated residences. The new project brings together three distinct strands of expertise: architecture by Kengo Kuma, interiors by André Fu, and hospitality management from the team behind Park Hyatt Niseko Hanazono.

Its scale is deliberately limited. Each villa is individually separated and planned across approximately 700 to 1,000 square metres, with four to six en-suite bedrooms and generous living and dining areas. Most residences are positioned to capture panoramic views towards Mount Yotei, giving the surrounding landscape an active role in the experience of the homes rather than treating it simply as a distant backdrop. Two fully furnished show villas are scheduled for completion in winter 2026.

The architecture is conceived around that relationship with the landscape. Elevated outdoor decks, front and rear gardens, private driveways and individual garages create a sense of separation between each residence, while the surrounding greenery provides a natural transition between built space and mountain environment. The result is intended to feel residential rather than hotel-like, even as the residences remain connected to Park Hyatt’s service infrastructure.

For owners, one of the defining elements will be access to a private clubhouse. Located for ski-in, ski-out access, it will include ski lockers and dedicated valet services, alongside a lounge designed for après-ski gatherings and light refreshments. The clubhouse is reserved for villa owners and is to be managed by the Park Hyatt Niseko Hanazono team.

That combination of independence and hospitality is central to the project. Rather than reproducing a hotel experience within a private residence, ONE HANAZONO VILLAS places ownership at the centre while drawing upon the operational expertise of an established Park Hyatt property. It is an approach increasingly visible in luxury residential development, where privacy and personal space are expected to coexist with highly tailored services.

The setting makes the proposition particularly relevant. PCPD describes Niseko Hanazono as one of the four resort areas that make up the wider Niseko destination, known for its exceptionally light and dry snow as well as its year-round recreational offering. Hanazono has also expanded its infrastructure, including a six-seat detachable chairlift and a 10-person gondola introduced as part of the resort’s development.

Park Hyatt Niseko Hanazono itself is positioned as a year-round mountain retreat rather than a purely winter destination. The resort overlooks the Annupuri mountain range and Mount Yotei and combines contemporary design with curated art, dining and outdoor experiences. Its location provides a natural foundation for ONE HANAZONO VILLAS, allowing the new residences to inherit an established sense of place while maintaining a more private residential character.

PCPD’s involvement in the area extends beyond the new villas. The company’s official portfolio includes Park Hyatt Niseko Hanazono, Park Hyatt Niseko Hanazono Residences, Niseko Hanazono Resort and Hanazono Golf Club. PCPD says the Park Hyatt hospitality operation has been running since early 2020, while the existing residences were completed during the 2019/2020 winter season. ONE HANAZONO VILLAS therefore represents another stage in an ongoing development strategy rather than a standalone project.

The architectural appointment of Kengo Kuma gives the development another important connection to Japan. Kuma is known for architecture that frequently considers material, light, texture and landscape as interconnected elements. His work ranges from cultural institutions and hospitality projects to major international commissions, often exploring ways for buildings to sit within their surroundings rather than overpower them.

André Fu brings a similarly considered approach to the interiors. The Hong Kong-based designer has worked extensively across luxury hospitality and residential interiors, with projects distinguished by restrained palettes, layered materials and an emphasis on atmosphere. At ONE HANAZONO VILLAS, his interiors are intended to complement Kuma’s architectural language and the natural character of Niseko.

The partnership also extends Park Hyatt’s residential presence. The Park Hyatt brand was launched in 1980 with the opening of Park Hyatt Chicago, establishing a model built around smaller-scale luxury properties, personalised service and a strong emphasis on design, art and dining. Hyatt marked the brand’s 45th anniversary in 2025, describing its approach through the principle that luxury is personal.

Hyatt itself dates to 1957, when Jay Pritzker purchased the Hyatt House motel adjacent to Los Angeles International Airport. Over the following decades, the company expanded from a single property into a global hospitality group, introducing brands and properties across an increasingly international portfolio. Park Hyatt Chicago became part of that evolution in 1980, establishing the luxury brand that now operates across major cities and resort destinations.

For PCPD, the Niseko project forms part of a wider portfolio of premium property and infrastructure developments across Asia. The company is incorporated in Bermuda and has developed projects in Hong Kong, Japan and Thailand, with its Niseko operations spanning hospitality, residential development and leisure. Its work in Hanazono has helped establish a more integrated destination model combining accommodation, residences, skiing and other seasonal activities.

The new villas consequently arrive at an interesting point in Niseko’s evolution. The destination is no longer defined solely by winter sport. Its mountains, forests, golf, outdoor pursuits and changing seasons have created a broader proposition for those seeking extended stays in Hokkaido. ONE HANAZONO VILLAS is designed around that longer rhythm, with residences conceived for year-round occupation rather than seasonal use alone.

For those following Hyatt in the United Arab Emirates, the brand’s current official directory lists properties in Dubai and Abu Dhabi, including Park Hyatt Dubai, Park Hyatt Abu Dhabi Hotel and Villas, Grand Hyatt Dubai, Grand Hyatt Abu Dhabi Hotel & Residences, Hyatt Regency Dubai and Andaz Dubai The Palm, among others.

ONE HANAZONO VILLAS ultimately extends an idea already taking shape across Niseko: that alpine living can be as much about architecture, privacy and landscape as it is about skiing. With only 13 residences, the project is deliberately intimate, while its connection to Park Hyatt introduces an established layer of service and hospitality. More importantly, the collaboration places design at the centre of the experience, allowing Kuma’s architecture, Fu’s interiors and Hokkaido’s natural setting to share equal importance.

In a destination increasingly shaped by international attention, the most compelling aspect of ONE HANAZONO VILLAS may be its attempt to preserve a sense of quiet. Its defining luxury is not simply scale or proximity to the slopes, but the possibility of living closely with the landscape while allowing architecture and service to remain deliberately understated.
